actually i was overseas and had to get a short 6 month lease through a friend for a 2 bedder and the location of mine was right on toorak/williams so commute was easy ..and you are right , the rent was a bit cheaper as well compare to others with balcony .. the catch now is i want to buy and...

and i've been told that the general rule of ROI i should consider is if i spend 600k , i get around 600 pw rent (thats the yield in Sydney - not sure abt melbourne)..but for this one if i pay 490 for a 1 bedder , i get around 360-390 and if CG is not good than it wont be a good investment i guess

the location is very good for the new ones..its around murphy st..and the apt size is a bit bigger compare to other recently build dwellings..hence the builder is asking for these prices ..but i m just not sure how good it would be in terms of CG as the prices are already above market ...
