    I'm a little bit confused - why did you want to PM to inspect the property? To do a rental val? If you are not happy with the service, speak with them about it. At the end of the day, you are engaging them to manage more properties for you, I would think they would jump at the chance?!

    Be careful.. you can't legally charge the tenants to maintain the garden. I realise you may market your property at a higher rent so you can include a gardener in the cost "at your expense", I wouldn't make this known to the tenant you put in the property that you have priced it higher for this...
