    I heard stories about tenants remove the battery or break smoke alarm so that it will not go off when they are cooking or smoking (is there a law to ban them smoking inside house?). With DIY checking and in case there is a fire, will insurance company pay out the money?

    Thanks again Syba, it is not clear to me, I might misunderstood his words. Yes, the report is for 20 years. Is the report easy to understand, does it show how much total depreciation for second year (in my case) and the following years?

    Thanks for the tips, Syba. Just talked to the guy at depreciator, he told me they will pro rata the depreciation into 20 years time. Is it a correct way? I try to explain that some items depreciate faster than the others but he seems doesn't understand.

    Got a call from depreciator friday last week. A bit surprise that the survey only last for 30 - 45 mins. The guy gave me the cost on the phone (more than $550) and ask me to pay deposit.... Hmm I know it is for 20 years but can I go with the shorter time frame and pay lower fee?

    Thanks Jones, that really helpful. But I don't understand why "depreciation" go under expenses? I thought depreciation will increase the tax deduction.

    Yes, actually I would like to keep it. If I pull out now, I don't think I'm able to buy similar property again with the same price. That's right, council, water, interest etc. The IP is near new house. Will claiming depreciation increase my tax return? I can't claim the building cost...
