A little blue gem (which needs an exterior update)

Hey guys, Im possibly going to make an impulse buy. (If its classed as impulse after doing DD?) Honestly, I wasn't even looking for a property at the moment, but I just stumbled over this one. But I digress? This little very very rough diamond is actually strata titled. it looks like its...

If I were to be hit by a bus tomorrow....

We don't like to think about it, but ever since my daughter was born eight months ago, my mother has (rightly) been on my case to sort out a will and decide how and what to do with my properties should I unexpectedly die any time soon. But where on earth do I start??? My husband and I...

Kiyosaki's Cashflow Quadrant - Which Quadrant are you?

Great response M! I had a similar epiphany too reading the Cashflow Quadrant. I think it made even more sense to me than RDPD. Its good to see a real life example of someone working their way through the quadrants. Im still an E and really dont know enough about S's to really make one work...

Pest & Building - use vendor's or yours?

Comments Thanks for your comments so far. I think both my friend and I are leaning towards getting our own independent B+P done. But what I didnt think of, was whether we would be liable for the cost of the vendor's B+P. I will look into this before we end up paying twice.

Pest & Building - use vendor's or yours?

Ive been looking at a place for a friend and the vendor has already had an independent pest and building inspection done on the house which I can purchase online. Aparently I get the $400 purchase price back if I buy the property. My question is: Would you use this independent report or...

How would you spice up this frontage?

Great responses so far! I love getting outsider opinions. We want to reno to increase yield and capital. We're not expecting a huge capital gain, but we've been told by our property manager that the internal reno will add substantially to the yield. I guess personally, we dont like our...

Im just after some inspiration from fellow SSers.... The image below shows one of our properties over in orange. its in a very nice suburb and to be honest, we've let this house slip and its now the worst house on the street. Time for a tart up! We've renovated the exterior of weatherboard...

heat pump or solar hot water system

Heat pumps Heat pumps have a small fan/pump in them and can generate as much noise as a split system air con, so need to keep that in mind when placing the unit on the outside of the house. They're not overly noisy, but still something to consider.

Kiyosaki's Cashflow Quadrant - Which Quadrant are you?

Robert Kiyosaki describes cashflow as coming from one of four quadrants: Active: 1) Employment 2) Small business Passive: 3) Business (large) 4) Investments (Property & shares) He argues that we should be aiming to create high levels of cashflow from the Business quadrant and move...

    How do you stay motivated?

Good to see you back Jo. Ive missed the Terrigal meet ups and having that local motivation. Its been hard to keep my motivation, but at least my husband and I have accumulated five properties (two in the last two years since the GFC). We're not seeing any real CG in any of them, and that's...

    Happy New Financial Year 2012

Happy New FY Happy new FY too. :) Well this year will be pretty boring with paying down our debts. We stretched ourselves probably a bit too much with our fifth IP in the last FY. Include a wedding and month in Africa last year as well and we are definitely due a year of boring old saving... :D
