US Property thread - Are there lessons to be learnt?

Thanks for sharing Emma, interesting stuff. Long island looks lovely. Appears to be a tiny market with only 47 properties listed on the MLS so not something one could take advantage of in any scale. 12per cent net is not to be sniffed at with a conservative occupancy rate. Is the property...

US Property thread - Are there lessons to be learnt?

This sounds like fun - $1500 a week rental sounds like short term holiday accommodation - and a lot of property management? I'm presuming Nassau/New Providence? I love to know more if you can share?

How much to pay a nice tenant to leave

I noticed the "let's hype the Sydney market" thread had gone quiet.

    Coming out....

All for the money? Liked this article on the matter... http://www.smh.com.au/sport/swimming/money-aside-thorpes-revelation-will-pay-dividends-20140714-zt6tw.html Coming out was part of a $500k + deal with Channel 10. Remember when he lost loads of his money? His comeback/virgin deal was...

Do I have to pay ??

Wow. Really? Its not what happens to us but how we react. Be the better person. Just pay and get on with your life. Surely you've got something better to do with your life than to purposefully string out payment and let the supplier incur the additional costs of further collection efforts...

    High Yielding Shares Again

Following this thread with interest. OK, so if you wish to go this route and pick your own aus stocks for income, capital growth and growth of income at a rate higher than inflation - do you set yourself some investment rules to narrow down particular stocks from all those listed. If so - what...

Property mentor - Binvested Nathan Birch

You could just flog me anything and put your fee on top (because it ison top of the purchase price) just the same as other BAs. The only difference is that you are incentivised to find overpriced properties so that you can maximise your fee through negotiating a discount. Surely the value of...

The only way is to have less of a discount!

Property mentor - Binvested Nathan Birch

+1. I wouldn't go for it. The way I see it, your and your clients interest aren't aligned - your interest is to find the property on which you can achieve the biggest discount and hence fee - your client's interest is to acquire the property that most suits their needs at the terms and price...

I'm guessing it's not actually "deducted from the discount" but is in fact "paid in addition to the purchase price".

    High Yielding Shares Again

Agreed but some of the US stocks have good dividend growth rates - I guess its just about your timeframes and ability to pick those with sustainable dividend growth or to dispose of those that cut dividends/or div growth rates. Without meaning to hijack the thread what are your thoughts on...

    High Yielding Shares Again

No income for now. Will be re-investing dividends for the next twelve or so years until retirement. I figured the youngest kid doesn't leave school til then so no point in retiring earlier, may as well re-invest divvys and live off job/business earnings til then. The idea is to build a portfolio...
