7 month old article and Vegas is not an investment city anyway. There are plenty of cities doing pretty well, especially in terms of cashflow, with high occupancy and strong demand!

I admit to being one eyed about this but if you don't mind the exchange risk 250K AUD would buy you 5 rentals in a good investment city in the USA and give you 12 to 14% NET return after all expenses.
Or buy 10 rentals 50% geared and they will be paid off in 5 years then giving you a 25% net...

Don't limit yourself Skater. If you are determined to buy every bargain then find a way to make it happen. A good enough deal will always attract the funds. Someone earlier in this thread commented that mindset limited most people and I believe that is true.

Hi Ausprop. Neutral cashflow after tax property is easily bought in New Zealand so holding costs are effectively zero. ANd itis out historical growth patterns that make it so low risk. The boomer boom is just a bonus.
Our next boom is due 2012/2011 anyway.
