The first place to start is your contract. The contract will clarify who is responsible for insurance. Then based on the contract provisions, you can determine what (if any) insurance is required.
Personally, as an agent, I would be embarrassed to put such poor quality photos up on public display and I can't believe that the owner would be happy either. However, i am sure the enquiry level will be really low and as such you may get a good buy!
To be frank, your agent should have had this sorted for you at least 60 days prior to lease expiry . This way you can give 60 days notice but the tenant is still locked in until the end of the fixed term. This then puts you in control of the re-letting of the property.
