Other than fees, any complaints? Anything you think could be done to improve the service?

Rockhampton / Gracemere - Central QLD

Interested to hear from investors that have properties in the Central Queensland area. Particularly Rockhampton & Gracemere. I hear regularly from owners that have had their properties vacant for 2-3 months (sometimes longer) and are getting told their is over supply and under demand which I...

PM has subscribed me to a "free trial"

So many assumptions that are not even relatively close to correct. Any agent is required by legislation to disclose if they receive a commission or any "kick backs" for recommending specific products. Barclay MIS is actually very useful for landlords and can save you literally hundreds of...

Interstate PM - would it work?

Have you thought about shopping around for other PM's? would be so much easier just to find a good PM.

Jusitifcation for higher management fees across states/areas rant

To some extent I agree (and even considered a flat fee) but by charging the flat fee commission then the Agent is the overall winner and their isn't the same motivation as a PM/Agent with a % commission based structure. If I understand the flat fee scenario... Market goes sour, rent decrease...

    User Name Meanings

Mine comes from the name of my business and CQ because I service Central Queensland. Nothing nearly as entertaining as some others :)

    Help with ynderstanding PM agreement

The only fees that I personally think are justifiable are the management fee and Letting Fee

The answer to the fee problem

I don't agree. I've found most Investors would rather pay a higher management fee and get rid of additional fees.

    Are Bank Statement required?

You could ask for receipts or tenancy ledger from current/previous Landlord/Property Manager. I don't see the issue but can understand why some people wouldn't be comfortable with this.

    Lease question

Good thinking with regards to a vacant property near/over the xmas period! What location in QLD? (Curious as to the current rental market)

Jusitifcation for higher management fees across states/areas rant

I'm a firm believer that you get what you pay for... From my experience the agents that are charging the ludicrous management fee of 5% then you can expect mediocre service, high staff turnover, an inexperienced Property Manager & poor communication. I think the fees that should be...

    Help with ynderstanding PM agreement

Only thing that stands out to me is the lease renewal fee. Ridiculous charge that I don't think should be charged. I'd try and get them to waive this.

Referral Rewards: What's the best you've been offered?

Hi PI's. Wondering what the best referral rewards you may have been offered are? I've started a Property Management business from scratch and while I'm doing okay then would love to continue building my rent roll, who wouldn't?

    Renewal of Lease Fee

Some agents charge a lease renewal fee but it's a ridiculous charge. If you speak to them I'm sure they will waive it. $125.00 in comparison to what they will lose if you take the management(s) is not worth them biting about.
