I purchased a property in Mt Isa recently for $121,000 and it rents for $350 per week.
I know it sounds too good to be true but it is indeed true.
How's that for a positive cashflow property!
My last broker split my commercial loan between a residenial loan and a commecial loan with another bank so I got part of the loan at the lower residential rate.
Basically that was by releasing the equity from the residential loan and increasing the loan amount.
A clever tactic.
I'm a relatively newcomer to Commercial Property after having mainly invested in Residential.
Using information gathered from others I am starting to educate and re-educate myself.
Here I will start to compile a process (and some options) I hope to use in finding my next Investment. I hope...
Hi Chris,
Don't know if you remember me. Paul from Brisbane. I purchased the Industrial Property late 2006.
I'm sure you haven't forgotten about that one.
I'm back in the market again.
I too am interested in this video.
Is it just the one video?
I'm embarrassed to say I can't answer many of these questions.
Some immediate questions pop into my mind:
how long does the lease have left to run? I think it was a full 3x3 (don't know for sure, OK that's something I need to get down on paper)
How does the $/sqm rate compare when...
How does this sound?
Office
$500,000
92 sqm
$328/m2
Tenant in place
3x3 Lease
6.0% net return
It is in a prime location. Return could be better I know, as I have an Industrial currently returning 8.0% net after purchasing 8 months ago.
