Hello Everyone,
It's been some time since i visited this forum. The last time i was on here with any questions or input was a couple of years ago. At the time i was looking to buy an apartment to live in, but the prices just kept getting out of my reach with every month it seemed. So i let it...
Just another bunch of open-ended political statements that play very little significance..... but ofcourse, as if the REIV is going to shoot itself in the foot.
Great to see people thinking outside of the square rather than following the masses and accepting that there has to be an inbetween. Keep it up!

Don't know it much but checked out a property there about a year ago - a refurbished fibro and weatherboard dual occ for sale asking 180k from memory. It was just over the east side of Warrigal rd. If this same property was on the west side of warrigal rd it would have been 300+ and if it was...
Certain people talking about the property market will tell you what they want you to hear based on their own motives and people like to listen and believe in information and advice which sounds positive and bright , so certain 'advisors, agents etc' will tell us all that the market is looking...
Hi All,
A question...
I'll use an example.... Say a corner property with an existing house is worth 600k and the land is 800sqm. Say i was buying the back 200sqm portion of the property: 1. Can anyone tell me what this portion should be worth?? So i'm buying 25% of the property. What should...
Being a tight arse is one extreme and lying RE agents are another extreme. How about dealing with matters ethically and still achieving what you want whether it's with or without RE Agents......which would mean we wouldn't even have to sit here 'arguing/debating' this!

My research tells me Eltham exists between the 19km and 21km radius.
In terms of your capital gains question in the long term '40', there's no reason why Eltham won't grow solidly. The one style of property i would stay away from in Melbourne at the moment is the inner city apartment. New...
Hi Mr 'what everyone's dream is!'
You are pretty much on the money with your price interpretations. Sounds like you are looking at 350k and a leafy suburb.
Eltham is a beautiful part off the world. I've never taken train to city from Eltham. There are 18 stations on the line from Eltham to...
Chazza,
The website is www.saltvillage.com.au
I've decided this deal is far too risky for me, far too much speculation.
Thankyou Bazza, Chazza and Bundy for your points! I figure if the project was going to be successful it wouldn't need a salesman down in Melbourne selling it...
Shelley,
The development (SALT) will not IN Kingscliff, but just outside, on the other side of the river/creek from what i can see. It hasn't started yet.
I'd like to thank you all for your feedback. I won't be going ahead with SALT. There is far too much speculation. It could turn out to be...
chazza,
I'd say the rental figure of $1050 should be per month not per week, $12,600 per annum.
A summary on this apartment in SALT:
Property: $203,000
Purchase Costs/Stamp. D $7,700
Furniture: $28,000
Loan...
chazza,
I believe that is the Outrigger project isn't it...? I just met with a consultant about the SALT project in Kingscliff, Northern NSW Coast. This is also an Outrigger project, construction not yet started.
Can you tell me what sums don't add up.. I'm just reading all the material on...
Bundy or anyone else...
Have you found out anymore about the SALT project. I caught up with the Property Consultant last night....genuine guy but obviously still trying to sell to me.
Price of the holiday apartments start at $197k + $28k Furnished. Outrigger seem large and experienced and...
Thanks Mondie,
Yeh, i found out that the prices had doubled in Golden Beach and Paradise Beach but like you i still can't see the potetial there in the long term.
How have you recieved reports about Lakes Entrance and Merimbula? I think you could be right.
Cheers,
Novski
Hi,
I went to Golden Beach and Paradise Beach last Sunday. The lake(Lake Reeve) has been dry for the last 4 months, thus no mosquitioes last 4 months, but no water - when water plenty mosquitoes. The estate agent was very honest, i couldn't believe my ears.
Other observations i made...
