Hi guys, happy to assist if this is still of interest and apologies I have not responded earlier. On a current field trip overseas. For starters, there is a methodology document on the new indexes. Just go to them and click on a city or Postcode and you will find it there. We think it...

    Flood of stock in Brisbane?

Here is a back-series chart for the postcode of Waterford (Postcode 4133). Big fall in stock levels over 2009. Current trend is a rise in stock. http://www.sqmresearch.com.au/graph_stock_on_market.php?mode=p&postcode=4133&t=1

Housing shortage? What do the numbers say?

Great debate on the shortage. And for what it is worth, nice to see that it doesn't get personal and abusive on a debate which does have some very strong conflicting views out there. For me, I cannot get over the simple fact that in NSW, monthly building approvals are lower now than where...

    Rents on the rise

The RP Data numbers are rubbish, for NSW anyway..and I suspect other states. Remember they are based on a raw median of advertised rents. Consider this from the Department of Housing in NSW, which, by the way, was released on the 16th of November and are based on bond lodgements. Why wasn't...

Number of Unreported Auction Results Is Unacceptable

Yes, however the lag in the land title data is very bad for some states; particuarly for Victoria. There is no perfect database. However we do have it better than many other countries. Still..its no excuse to give a misrepresentation of clearance rates.

Number of Unreported Auction Results Is Unacceptable

Please find with this post an attachment on the APM results sent through to parts of the media last night. You will clearly see the clearance rates reported plus the total number of properties listed for Auction yesterday. And importantly, the total number of unreported auctions – those...

    Australia's Forthcoming Construction-Led Property Boom

You better believe the building boom is coming. I am seeing it with my own eyes (plus the stats). Quite close to a number of developers and I can tell you now they are starting to ramp up. NRAS, cuts in some of the development taxes, cuts in stampduty tax (for some states) if one buys new...

    SQM's BARGAINS OF THE WEEK

The agents have been very quiet to date. Though someone's told me Enzo has taken notice. Mind you, he usually emails me with insults when I come up on his radar!..lol Good news is that we are working on a subscription system for complete national access. It will have a good sorting feature so...

    SQM's BARGAINS OF THE WEEK

    SQM's BARGAINS OF THE WEEK

Ok agreed, I went too far there under the heat of the moment and I did withdraw it. You have republished it. For the record, when **** banned Chris I publicly stood up to try and stop that. I dont agree with everything he has to say; far from it. But I do not misstate what he has said and I...

    SQM's BARGAINS OF THE WEEK

So I am not allowed to defend a false claim? I am not to take it personally when someone lies about what I said or imply that my product is less accurate than what I have said? I have never said or implied it is 100% accurate. Never. Yes, I have placed my product here for all to see and I...
