    Discrimination - I was disgusted

My status is slipping? State who you are, who you work for, and your business credentials, and we can then see if you're in a position to judge the validity of my status. You have tenants worth "billions" of dollars? You're having a laugh, chief. Again, qualify yourself by providing your...

    Discrimination - I was disgusted

I don't normally like repeating myself, but you obviously can't read. The reference check was completed, and we informed the agent that the tenants were perfect. So, if a landlord asks you to discriminate, that makes it ok? You've got to be kidding me.

I raise an issue on discrimination - you turn this into agency vs agency?

READ THE ORIGINAL POST!!!!! The complete reference was done, and we explained that the tenant was brilliant.

    Discrimination - I was disgusted

100% incorrect. Asking a question with reference of ethnicity or race, which can be conscrued to influence the outcome, is seen in the eye of the law as discrimination. You cannot base a decision on race, marital status, sexuality - if a question even verges on mentioning the above, then...

    Discrimination - I was disgusted

If one does not stand up for the basic rights afforded in this country, then what's the point?

    Discrimination - I was disgusted

Are you serious? I should have "asked the agent to rephrase the question?" So, man walks up to you in the street, and says he hates black people - do you ask him to rephrase his question, or do you take him to task? The issue we have today is people are too soft, or weak, to stand up...

    Discrimination - I was disgusted

I think the issue here is the majority of people who have attacked me, instead of the discrimination by the other agency, are landlords who self manage; and probably do discriminate themselves. It's a shame - I didn't expect such negative comments when I took the correct measures to stand up...

If you haven't already, get a solicitor. Find one which specialises in commercial contract law. As much as the people on here have experience, if wrong advice is offered, which you follow, you might destroy your chances of a favorable outcome. See a solicitor straight away, and good luck.

Yes, that isn't clever business sense - increase your fee without a stable business platform.

    Discrimination - I was disgusted

Brilliant tenants of ours (who have been with us for 2 years) - rent always paid early, inspections perfect, absolutely lovely couple (husband is a Phd lecturer, wife is a stay at home mum). They are moving out to a larger home, and we received a call from Elders Belconnen (yes, I am more...

    Rates for property management

Does a low priced rental take more of your time? Nearly always - if it's cheap, it's generally not in great condition, so there is alot of maintenance. Owners with cheap properties generally have the view that they do not want to spend money fixing issues, which then causes problems with the...

Should i get the agent to hire a tradesmen to do maintenance or get my own tradesmen?

You should put these questions to your PM _ you're paying them for a service, so they need to explain how they will provide this service. Asking us to assume what your PM will do isn't the best way.

At own cost to the tenant, and stipulate that any fixings need to be approved via the agency / landlord first - if any damage, tenant to rectify at end of lease (in writing). Usually, it will be a satellite dish, and this is left at end of tenancy (generally), so it then turns into a value...

Tips to find the absolute BEST Property Manager in your area

I'm not familiar with the QLD industry or market, so can only give advice based on general agency practice. Assuming good systems in place, anywhere up to 150 properties per manager is fine My managers run at 170 - 190, but they have a support person handling lots of the daily admin tasks...

    Rates for property management

Alot of agencies will gauge the $ in pocket for a small increase across their rent roll vs the expected drop off. IE - 500 properties under management, introducing a new $5 per month fee = $2,500 per month. Average rental will bring in approximately $150 per month, so they can afford to have...

Tips to find the absolute BEST Property Manager in your area

I think PM's in WA are greedy - the costs seem extremely high, so as a consumer I would be expecting stellar service. It's fine line between setting a fair price and overcharging - 5% is too low to be able to provide good service once you have over 100 properties to manage - 10% I think is...
