hi, just a quick question concerning investing in the sunny coast. seem's to be a lot of property on the market(some for a while) quite a few rentals available.job market seemed to be a bit flat. wondering if we should give it a miss for a couple of years and look at brisbane?

don't know if this is a dumb question but if i was to buy a new house (house and land package) and it didn't come fully fenced(or turfed back yard)can i claim the cost of one or both back in my tax.

thanks for your thoughts,leaning more towards buying in emerald,will have to go and take a look at dalby,but with mine expansions etc.emerald might be a better choice,
