Don't get me wrong. Luckily I make a lot, in the top 1% percentile of income and assets...
But I feel that the more I have, the more stress I have.. especially with budget announcements like today and the current state of the economy.

If yes to either of the above, I would advise against buying, but would suggest leasing.

If the costs aren't crazy different, most tenants would rather just sign the new lease then go through all the hassle of finding a new place, overlapping 2 rental properties rental periods, moving furniture etc.
Best of all your friend can sleep well at night, even if the sky falls.
As he builds up his nest egg, he may get more confidence and look at other investments outside of houses. And then he can become what is a true "sophisticated investor".
