    Thanks for the reply MTR. I've also started using Boomtown (http://hotspotcentral.com.au/) as a tool to shortlist suburbs. Obviously its never going to be an exact science, but the more data you can access, the better.

    I meant I have $500k cash, but was intending to purchase a $450k property putting down a 20% deposit and borrowing the rest. I'd like to get cashflow positive, but I guess I'd have to go regional, which means I cant get to know the area as well as I can if I started out locally.
