Dealing with strata owners who are non-financial

I think this might be the right way to go! One particular owner is a nuisance. They are cashed up but regularly fall behind in their levies. I honestly wish they would go broke and leave (nasty I know, but for the rest of us who look after the place and pay on time, it just isn't fair).

Dealing with strata owners who are non-financial

hi handyandy So, after 30 days, would the strata agent issue an overdue notice, and then say the person pays up 20 days later, can the strata agent issue a notice for the interest for the 20 days they were late? Also, what do you think about having time period arrangements? What irks me is...

Dealing with strata owners who are non-financial

Thanks Dave. I didn't know that the 10% interest penalty had to be passed as a motion at the AGM. Something to include at the next AGM!

Dealing with strata owners who are non-financial

Hi, I live in a strata complex, in NSW, where some of the owners are behind with their levies (up to 2 quarters) and 1 special levy. It may not seem like much, but our complex needs alot of maintenance to be done and we don't have enough funds. I have sent the strata agent some questions...

Strata Agent recommedations- St George Area, Sydney

Thankyou for the suggestion. Our current strata agents are appalling. Urgent issues arise, and we don't hear back from them for weeks, and nothing has been done in the past 12 months to the complex. And they have ALOT of properties on their books. A friend in another complex has the same...

Strata Agent recommedations- St George Area, Sydney

Hi Most of the owners in our complex are unhappy with our current strata managers and are looking to change. How do we go about this ? i.e sacking the existing agents, and can anybody recommend a company to go with? thanks

Cheapest way to dispose of reno waste?

I have removed carpet from our entire house, and some old cupboards. What is the best/cost effective way to dispose of this waste? Rubbish removalist? Skip bin? The carpet was 20 yrs old and in a bad way, so selling it isnt an option. I can put some on the kerb at the next council...

Bathroom reno with asbestos walls- what to do?

Update: I have had a dreadful experience with an asbestos removalist company in Sydney. If I had to do it all again, I would not have removed the asbestos walls. I would have tiled over, or bought another place. Huge lesson for me... just because a person has a workcover licence for...

    Asbestos Removal

http://smh.domain.com.au/blogs/talking-property/asbestos-a-silent-time-bomb-20111004-1l69l.html?comments=42 This article is very important, and i hope all renovators take note of the dangers of asbestos removal. I experienced a dozen tradies failing to identify asbestos in my home prior to...

    Asbestos Removal

Agreed. Problem is I'm not able to remove this stuff on my own without help. So it's either risk a Barry and Kev doing it, and hope that when they do it they do it properly. Or decide not to strip out the bathroom, just tile over it all, and pretend it's not there.... what to do i dont...

    Asbestos Removal

This is the problem with so-called asbestos removalists... I found out that half of them in my local newspaper are either advertising fake licence numbers or dont mention a licence number at all. The ones who do have license numbers don't like being questioned when you ask them simple things...

    Asbestos Removal

Price is one thing, but knowing how good they are is more important. I was going to go with a random i picked form the newspaper. I rang workcover, and they said his advertised licence number doesn't exist. Another guy I rang was very abrupt, and couldn't /wouldnt answer specifics about...

Your opinions on Kitchen appliances please

I don't know about Omega. I've been told mixed things about Smeg... mostly bad things. What about Bosch? We have a Bosch oven that is fantastic- 5 years on and no problems.

Bathroom reno with asbestos walls- what to do?

OK, i didnt know that they monitor it afterwards. They didnt mention it to me. I will get a second quote from another asbestos removalist, as the person who came out seemed abit abrupt like he didnt have time to answer my questions.

Bathroom reno with asbestos walls- what to do?

My old bathroom is tiled to half way up the walls. I had quotes from 2 bathroom reno companies and 1 from a tile. 2 suggested that the part with the tiles could be ripped out, and i would only need partial new walls. Tiling to ceiling, no problem. However the other suggested that the entire...

Tiling bathroom- floor to ceiling ?

This is for my PPOR too... planning on staying there for 5 years then selling. I'm thinking I probably will do full tiling for both bathroom and WC. It seems to be what most people are recommending. P.S Would love to see your finished photos!

Tiling bathroom- floor to ceiling ?

One tiler suggested leaving the cornice in, and that I would only have to take out half the original walls (as only the bottom half of the walls are currently tiled). Another tiler has suggested stripping out the walls, the cornice, basically stripping the whole place out completely. Which...

Tiling bathroom- floor to ceiling ?

agree- the larger tiles look nicer. Just wondering though- a future buyer may not like the full wall tiled look- and it would be a pain for them to have to redo the entire walls, whereas if the walls are painted only, it's easier for them to get them fully tiled if they chose to do so.
