    Good PM in Quakers Hill

I have previously worked with Lyndell Pilkington who now owns Laing & Simmons at Quakers Hill. She is a very good operator and her office has a good reputation for property management in the Quakers Hill area. Regards Damien

Listed through agent, found my own tenant, what is the right thing to do?

Legally, you owe them nothing. Morally, I guess that's up to you. However, $500 would not be considered fair value for the work that they have done.

Tenant who knows how to work the system!

The fact that the tenants know how to work the system might indicate that they have done this before. I would be questioning your PM's tenant vetting process and suggesting a more prudent background check for future tenants. Unfortunately, rogue tenants occasionally slip through even with...

Is my manager being lazy? Or am i to high maintenance?

We have a couple of overseas landlords that have given us complete control over the tenant selection process but that is far from normal. You should always have the final say in who rents your property. After all, it's your property.

VIC- Tenant doesn't want to renew lease

In Victoria, it is quite common for tenants to roll over to a periodic lease (month to month) when their fixed term lease expires. When a lease becomes periodic, the tenant does not sign a new lease, but must still abide by the rules set out in the original agreement. Do you have cause to...

    Rodent bait

Definitely something you can do yourself if you are able to access the roof space and are comfortable crawling around up there. However, does the $250 fee come with a guarantee that the rats will be gone? Will the pest control company keep coming back until the job is done? If yes, then it...

PM Fees - is this OK?

Hi Skater, Yes, this is an SA thing. In SA, a fixed term lease is exactly that, a lease covering a fixed term. Some form of action needs to be taken at the end of the lease. Either a renewal of the fixed term lease (technically an extension but commonly referred to as a renewal) or a periodic...

free evaluations from Renewal SA - Playford alive area Adelaide

Hi, Your PM is being proactive regarding advice sent out from the Urban Renewal Authority regarding damage to surrounding properties and offering the free inspections. You are quite correct that this is simply a CYA exercise for the Urban Renewal Authority. They simply what to document...

PM Fees - is this OK?

Hi cheechee, I just want to clarify a couple of points in my comment above as I was a bit vague on a couple of things. When I said you don't have to renew the lease I was referring to the fixed term lease. You still need to do one of two things. Renew the fixed term lease or start a new...

PM Fees - is this OK?

The renewal fee is standard, the agreement preparation fee however, differs depending on your PM. We don't charge it as it is included in the renewal fee. You do not have to renew the lease. You can just let the fixed term lease expire and then it will automatically become a periodic lease...

Leaking hot water issue in 4 yo house

A plumber will be able to pressure test the lines for you and let you know if there is a leaking pipe in the wall. If it is, then your builders warranty should cover the repair. It might even cover the cost of the plumber.

Tenants did a runner, giving me 2 days to clean up before the next tenant moves in.

Same in South Australia. The RTT do not award for owners time. Only on invoices from registered businesses. Vmack, you should be ok with the pest and carpet cleaning if you have invoices. I'm assuming your new tenants inspected the property with the PM. Did the PM not notify you of the...

Do owners get copy of PCR?

You're not being a pain. It's your property and they are working for you. Ask for the photos and make sure everything is as you expect. As for the PCR, it's definitely not the norm to re-use an old one . A fresh PCR should be done for each new tenancy.

Mould - a win for property manager

If there was to be only one key point in that article, it would be the following. "Ms Bathgate said she treated every tenancy and every situation as though it was going to go to the tribunal." Document everything. You can never keep too much documentation.

    Rent furnished or not?

Renting furnished can be a pain but might be beneficial in the right area. I'm not familiar with your area but ask a couple of PM's what the demand is for furnished apartments in that area. You'll also need to decide on the following: Do you exclude prospective tenants that want unfurnished...
