    Tenants with Multiple DOGS

I'd say just leave them be, but make sure the PM makes a thorough inspection of the entire property.

tenant wants to install new oven at own cost!

I wouldn't let the tenant pay for it themselves. It opens up way too many "what if" scenarios.

Vendor owes a bucketload of money to ATO

As has been stated, it makes it a bit tricky but is not unusual. The ATO still wants the sale to proceed as it will give them funds so just see your solicitor ASAP and they will make sure it's attended to. EDIT. Sorry didn't read to the end of all the posts! Good to hear you settled.

Is it legal to renovate and rent out garage?

Council needs to approve it, but there are tons of "ad-hoc" conversions out there that have been slipping under the radar for years. This doesn't make it legal, but it's up to you whether you want to leave as is or go through the rigmarole with your local council and the possibility that...

Mount Druitt-is this a good buy?

Western Sydney is a growing area, but there will still be issues with social welfare for quite a while to come...

    Builder won't fix problems

I'd agree that a nicely worded formal letter from your legal rep should get the ball moving a bit faster. Otherwise, get together with the body corporate and take it to the regulatory authority.

    Buying a boarding house

A great story and a great journey, Elliotte. Thanks for sharing.

Do you opt for Colorbond or Concrete Tiled Roof?

My personal preference is always Colourbond. Looks much more modern IMHO.

    Canterbury Property Services

Greg Reid, I feel a bit sick doing this post because I don't believe success comes from sitting on forum sites. However, your post irked me to the extent that I replied. We paid off our home in 2 years 8 months rather than the 14 years it would have taken otherwise. What I don't understand is...

    Downside of long term lease?

Parkes is a nice area, very "old" NSW so I think the hotel will stand the test of time from that perspective. Make sure to read the fineprint and do your due diligence and I'll think you might have stumbled on a very nice little package.

    Agent dragging things out....

Hope it's all working out for you. s149s are a pain to get sometimes but it depends on the council.

    out bid by the agent?

Sounds like you made the right decision in walking away, and good to hear that the agent was all above board too. The next property is coming...

    litigation question for couple

It is extremely rare but if the litigant is willing to, they can take the non-bankrupt spouse too.

Will Melbourne be like New York

Unfortunately a lot (not all, some are great) of Americans seem to think that the ol' US of A is the centre of the known universe and anything outside of it is so far inferior that it doesn't warrant knowing anything about.

should I be wary of this conveyancer

Personally, I prefer to either use a solicitor or use a conveyancer who is attached to an actual law firm, as opposed to the plethora of freelance conveyancers. I haven't been burned personally but I've heard some stories and with a law firm at least you know they've got malpractice insurance...

Anybody emotionally attached to their investment properties

It's easy to get attached, especially to your first IP, but it really is best to treat it simply as a business.

    Cost to Polish Floorboards

Cheapo floor sanders are likely to be more trouble than they're worth - having tried and failed myself previously. Do yourself a favour and hire a reputable professional to do it. It's worth the cost.

Property left by old commercial tenant?

The $1.8k seems in the right ballpark. Personally I'd see spending that on a lawyer as insurance in case something comes back down the track.

Can I get my holding deposit back and how?

Just tell them you're no longer interested and want your deposit back. Don't take any crap, don't let them confuse you, just tell them you want your money.

    landlords taking photos during inspections

They should only be taking photos of the property as a tool for keeping track of wear and tear / possible damage. It's really not up to the agent whether or not you've got round to doing the dishes from breakfast yet and if that's what their problem is then I consider making a complaint.
