My Story... So far... (Somersoft Diary)

Ok. So its been a while since ive visited. Not much has happened since ive been here last. Our backyard has improved a little, the house is still standing and I have a job I enjoy that pays the bills. A co-worker just purchased his second house and turned his current PPOR into a rental, and...

    Car Sale - Interesting.

When selling a car privately, first in best dressed. ie If im selling a car and someone agrees to buy it subject to anything and they take days to finalise, the car stays on the market and if someone else offers cash in the meantime and can do the deal quicker, they get the car and the...

    The lifestyle you desire?

I hear ya :D I don't plan on "Giving up" and will keep learning and educating myself on investing etc. I live a very different lifestyle to my parents, purchased my first house when I was 20 and my second when I was 29. I read a lot of books on investing and follow people like Kiyosaki...

    The lifestyle you desire?

Just the way I feel I guess. I come from a long line of factory workers and investing was never in my families vocabulary. I have only started thinking about investing since ive had kids (5 years ago) and really focus on them now. I know ill be comfy when im in my 50's if we start buying IP's...

    The lifestyle you desire?

Ive had the same question about how not selling an IP can fund your lifestyle. The only answer is it wont until at least 10+ years after your purchase in most cases. I don't own an IP yet and really only want to buy investment property to set up my kids for their future. Im 34 and feel ive...

    What would you if...?

Hi everyone, Just read the "Powerball $70mill" thread and thought of a question that comes up at work all the time. What would you do if you won the whole $70,000,000 ? How would you spend your time daily if you won it all? How would it change your lifestyle? Would you tell anyone...

How did you save your first deposit(s)

Purchased our PPOR below market value and used the FHOG that my partner was entitled to. For our first IP, I have no idea how we will get a deposit if needed. Probably borrow against our PPOR and borrow the rest. I've been using "other peoples money all my life..."

    The secret to my success

In my mind, "The secret" is in the "Doing" not the "reading/wanting/thinking"... One set of hands "Doing" something is worth more than a Million sets of hands "Preying" for something...

    Disclosing sale price

Got me thinking, a block of land across the road from us has been sold. It has never had a house built on it and the asking price in the local paper was $290,000. There has been a "SOLD" sticker on the board out the front for a couple weeks now, how can I find out how much it sold for? Just...

To sell or not to sell that is the question

My instinctive advice is to ride the storm, if you can service the loan, and wait for the market to catch up. I am by no means an expect, so this shouldn't be taken as gospel.

    Tenant wants air con

Maybe even have the tenants pay extra rent for a set amount of time to offset the upgrades also. Id always keep in mind that they are your customers and you probably need them more than they need you.

    Tenant wants air con

I do not own an IP yet, however, see it very similar to running a business. I'd say there are a few options. 1. You simple say no. No money will come out of your pocket, however, you may annoy the tenants. 2. You agree and pay for the upgrades. The tenants are happy but you feel like...
