Damn. My son is only two so he can't get an investment bond according to below. Any thoughts on a Family Bond? I'll have to read up on this. Option 1 - Investment Bond If the child (or children) is aged between 10 and under 16, you can arrange for the child to invest in an Investment Bond...

    Investment bonds for kids?

I know this isn't the right space for this post, but hoping someone can help out. I just read the Barefoot Investor's last post. It was talking about putting money aside for your kids. It said "I?d suggest you open up an investment bond in your daughter?s name, which you can do without a...

    PAYG withhold form - DIY?

We have bought our first two IPs this financial year. I'd now like to lodge a PAYG withholding variation for each of us. Is it easy enough to do it yourself or is it too much hassle (get accountant)? Thanks.

Let bank hold onto title or?

I know I've asked this before, but now I am definitely closing the home loan against my PPOR (it has been sitting open at a balance of $0). Westpac decided to start charging me $8 a month to keep it open. So I'm closing it. Question is: Westpac said they can hold onto the title or I can get...

Nup. Not fixed. 495 to unblock and still have to get a quote for the sewer pipe replacement.

Just rang Plumber. He said "the earthern sewer pipe is cracked after the bend". Does that make it more a landlord thing now?

Reason being he only moved in in September and it's an old house, so I thought it could be my issue.

    Melbourne - my suburb shortlist

Just to finish off the thread, I ended up buying in Glenroy on the west of Pascoe Vale rd. Deprectiation schedule came in higher than my estimates so it's turned out to be cash flow neutral. I've locked in 4.56% for the next 3 years while I'm on maternity leave. Will look to buy again in about 3...

Should she sell to avoid capital gains tax or hold?

Oops. Forgot to say she bought it for $320k and lived in it. When she moved out it was valued at $600k and is now rented out. She has a large non-ductable debt on her ppor with her husband so that would be the reason for selling (to reduce the ppor debt).

Should she sell to avoid capital gains tax or hold?

Posting a question for my sister. She has a townhouse in Brunswick Vic. When she moved out, it was valued at 600k. It would now sell for about $730k. She would pay very little capital gains tax. Should she sell now to avoid paying higher cgt? Or hold as long as possible? Thank you. If...

    Offset account questions

Hmmm, I know one is against my PPOR (which I haven't listed in any of the accounts above, because it's paid off). I think the other one is too, but I can't remember. I know they aren't cross-collateralised though. I will investigate the options you mentioned. Thank you.

    Offset account questions

A question with a similar flavour: We have the following accounts: - Offset (linked to IP1 loan) - Investment property loan (IP1 variable) - Investment property loan (soon to be IP2 fixed) - LOC 1 - LOC 2 Question: How to put aside a set amount of money each month, yet have it still...

Help! About to take over a self-managed lease

Another quick question: In Victoria, they suggest you get insurance as soon as you sign contracts (don't wait for settlement). Does that mean: Building AND landlord insurance? Building insurance only? Thanks!
