    Gold Coast contacts

stay clear of the real estate agents that target visiting tourists and are located in the obvious places. Go to the real estate agents that sell the houses in the areas that the locals buy in. Start getting the Weekend Bulletin delivered to your local newsagent so you can get an idea of what's...

    Booming property market

yes, yes, yes to all of the above and from a personal point of view, the reason for moving out of shares into investment property is that I am sickened by the obscene salaries of CEOs of companies that I had shares in...eg. CBA...Mr Murray gets a whopping bonus for cutting 3700 jobs. AMP pays 13...

Well, its been some months now since I posted to this thread...you may have noticed that Jacobs Well has gone through the roof....we were lucky to have gotten in just before it boomed. Looking around for next IP...considering the bay islands such as Russell Island...Coochie, Lamb...

    Gold Coast

my two bobs' worth Hi Nee, the replies to your post have been very interesting. I agree with everything that everybody else has replied to you but the impression I get from the Gold Coast market at the moment is that there are few bargains around anymore, and those that are bargains are...

Let me rephrase my question . . .

Super members home loans A couple of posts ago there is mention of super members home loans...they are now called Members Equity. The website is www.membersequity.com.au They are absolutely brilliant...offer all banking services with very, very reasonable costs and one of the cheapest loan...

Jacobs Well...just in the nick of time!!

I think I figured out why the attachment didn't go (too big) so I've re-scanned at lower res and hopefully now can be seen. Thanks Rob for the information...yes, major new developments opening up shortly and town water after 2004, all good signs for capital growth, although a bit sad for the...

Jacobs Well...just in the nick of time!!

You may all remember that a few months ago I was asking on this forum what people thought of Jacobs Well as an area to buy an IP...well I took the plunge and just in the nick of time too as the area has gone through the roof. The attached article refers. The house that I bought is a lovely 3...

    Estimating depreciation

gss, You're right, I didn't read your first post correctly...it WAS late at night! For my part, I knew roughly, based on the sort of information in the previous posts, approximately how much I would be able to claim for depreciation on our recently purchases IP. My calculations were certainly...

Dear Gunna, Sounds good. With such a small block of units and only four owners, make sure that the body corporate does put away enough to cover ongoing maintenance necessities. My parents owned a couple of units in a block of six at one stage and the owners (my parents and 4 other owners)...

    Quick Sell

Can't even begin to think what you might be up for, but strongly recommend you read from page 204 in Jan Somers' book "More wealth from Residential Property". The changes in the tax laws, etc are very simply described there and she gives lots of examples.

    Missed Opportunity?

Hi Jamie, As they say, swings and roundabouts...my parents bought their first house in Oz in Bondi Jct for 5000 pounds in 1965 and sold it for $39,000 in 1975. Seemed OK at the time. Same house now probably worth $750,000. When they sold, they moved to Maroubra, two blocks from the beach and...

We have just bought our first IP (house at Jacobs Well). We looked at the unit market where we live (Gold Coast) and in Brisbane, but decided against it. Firstly, having read much information, generally the capital growth doesn't tend to be as good as with freestanding houses on their own title...

    Jacobs Well?

Thanks for the input...we have taken the plunge and bought a place at Jacobs Well. Too tempting to pass up...and yes, we have bought after a period of high capital growth, but as Jan Somers says, don't hunt for that elusive bargain, but just get in at a fair market price, which we think we have...

    Jacobs Well?

Am considering Jacobs Well Qld as an area for my first investment property. Near the water, not far from the M1, reasonable prices, unlike the other near water areas of the Gold Coast and it is still an unspoilt little fishing village. Local agents reckon the rental demand is very high...
