I want to by my first IP but I don't want to have to use my PPOR for equity and tie the two together, I have heard that is not a good thing. Is there another way around that process??? PPOR is worth approx 480K (I owe 115K), IP wll be between 300-350K with rents of between 300-330pw. Thanks Karen

I want to install cavity wall insulation and double glazed windows to my brick veneer home to improve the insulation. I live in Canberra. This is a big cost and I am concerned it may be over capitalising. It will improve the EER from 0.5 - 4 which is a huge difference. Cheers :D
