    Buying in NZ

This is incorrect, NZ'ers who arrived in Oz after 2001 are not automatically permanent residents. They are on"special category visa's" and it is very hard to become a permanent resident and citizen of Oz unless you fit the criteria of being one of the trades Australia is short of and having the...

    ATO and AUSKey

I work in an accountants office and we have had major problems accessing the ATO portal in last 7 days. We have received messages from ATO advising there is a problem. Very frustrating. Since they did a major computer upgrade earlier in the year there have been a lot of problems but these seem...

    Choosing/changing an accountant

Why would you use H&R block. They have a high turnover off staff every year and the person doing your return each year is usually new in the job after doing a short course on tax returns. They don't have the in depth knowledge and experience you should be seeking in an accountant. It is easy to...

    Alkimos WA

Shorehaven Estate (already being developed by Peet), which is north alkimos is way overpriced IMHO. However they have people camping out over night to buy.....so I must be wrong!. A much better buy is Trinity Estate (already being developed by LWP). This is south alkimos just north of Butler. I...

Will Interest rates to nudge double digits in next 2 years?

I actually think interest rates will start falling. The RBA has been way to aggressive and overshot the mark. Just looking at the financial troubles gripping Europe as well as the fact a lot of people I talk to in Australia seem to be struggling, It makes me think things are not quite as rosy as...

DHS homes opposite - cancel purchase contract?

Just sold our house which was next to a Homeswest house (DHS). A lot of people we had through open homes asked where the Homeswest houses were in the street. When they were advised one was next door they dismissed our property from there search. Therefore this did impact on the number of people...

How do you get that dream beachside property????

Just an update. Bought the block for 380k a year ago. Neighbour now has same size block on the market for 650-700k. While this may be a bit optimistic I believe true value is 550-600k so still a gain of 170-220k in 12 months. The GFC was not all bad!.

    $20,000 difference in registered valuations.

Just an update. Purchaser still got finance through Bankwest but had to pay 5k more in LMI. Bankwest would not let the valuation get reviewed. What I failed to mention in my original post was we also had an offer of 450k which we did'nt accept as the finance was very marginal. So in summary we...

    $20,000 difference in registered valuations.

I am selling my PPR. Initially purchasers were using ING who sent a valuer through the property last week. Valued at 440k (sale price). However at the last moment ING would not lend all the funds required so purchaser went to Bankwest. Bankwest valuer came through property yesterday. Find out...

    Tax on goodwill?

It is taxable, however there are a number of ways to minimise the tax depending on your age, the size of the business and other variables. This is an area where spending a bit of money on quality accounting advice can save many thousands of dollars.

SMSF - Purchase Of Investment Property

Yes super funds have always been an investment vehicle however borrowing to buy assets in a super fund is relatively new and that's where I see the risk from an ATO perspective. Time will tell. I do agree that a lot of SMSF are not correctly managed and are in fact non complying which could...

SMSF - Purchase Of Investment Property

IMHO super fund lending is still an untested and aggressive strategy for tax planning. The ATO could still attack them like they have with some trusts. Personally I am waiting a while to see how things play out before jumping in.

    Construction Cost

Yes that seems to be how things work in Perth. For a single storey home you can get really good value but as soon as you look at double-storey the costs increase at a rate that is hard to fathom.

    Construction Cost

Currently building a 328 square metre (incl garage and alfresco) single storey house in Perth. Total cost is $270,000 for the house. So equates to $823 a square metre. House includes 31c ceilings to all but 3 minor bedrooms and bathroom, stone bench tops and $12k worth of appliances in kitchen...

Anyone used Momentum Wealth in WA?

In my experience they would charge a fee for setting up the finance, where this could be free through a broker. I would be shocked if they were charging half price property management fees but will stand corrected if this is the case. Also I think they are to specific in targeting areas that...
