Expired Rental Agreement - can I change agents

I had a lease agreement with an agent and that expired about a month ago. Tenants moved out about same time. They have been advertising on internet for new tenants and having a few home opens with no success since mid July. Do I have to give them notice of my intention to drop them or can I just...

I am looking at doing a house and land deal in Queensland and have put a $1000 holding deposit down. The contracts are on their way. I live in WA. On the property information it states that land settlement will be 14 days after the registration and a 5% build deposit will be due. Do I have to...

Investment Loan and tax deduction question

We recently signed with an agent to let our POPR and earlier in that week we increased our home loan by tapping into our equity 30K to help the in-laws out. We got verbal confirmation of the loan increase approval the day before we signed the agents agreement and on Tuesday of the new week got...

Government plan on abolishing bond for tenants

Has anyone heard of this? I was told that in WA the government was talking about removing the 2 week standard bond in favour of a stepped scheme, that is, $50 bond if property rent $500 or less per week, and $100 bond if more than $500 per week. Is there any substance to this?

Has anyone dealt with Defreitas & Ryan for PM?

Has anyone used Defreitas & Ryan for their PM? They charge a 10% flat weekly fee with no other management, admininstration or letting fees. Sounds too good to be true.

    What about Beckenham in Perth?

I have a friend who wants to sell his IP in Beckenham which he has held since 207. It has really underperformed compared to many of the suburbs around it and he is soon to be retiring and consolidating his assets. The blocks are big 600m2+ and his is 880m2, but not an R17.5. Beckenham is only 12...

Buy for possible positive cashflow or area with potential for high capital growth

I have an IP and I am thinking of buying another. I am not sure though if the second IP should be in a much cheaper outer suburb with good rental return and potential for postive cash flow, or to go for a unit/townhouse in an area closer to the CBD and with potential for a good rise in capital...

What is better a fixed term or periodic lease?

Hi everyone, Just wondering from others experinces what they have found to be the most effective way to have a lease. I have been reading about the issue of getting a tenant out with a fixed lease and its inherant restrictions. I was wondering is just have periodic leases is a better way to go?

    GST free periods

Hi again, I was told that if we convert our PPR to an IP and move back into it for 12 months every six years, we can avoid paying CGT. Is this true?

    Paying land tax

Hi Everyone, This will be our first IP and was wondering about land tax. More specifically, how is it paid. Do we have to advise the Dept Finance of the property being an IP via some form or they work it out at tax time when the tax return is completed? The house at the moment is out PPR.

What do most successful property investors do at retirement?

Do they sell all their investments and live of the cash which is invsted is some way. Or do they live off the equity drawn down from a property? When is it too early to begin claiming for repairs?

Our plan is to make our PPR into an IP in a month or two. Am I able to claim things like repairs to broken taps and window blinds before I officially list the property and leave, that is, can I do these jobs before we move out and then claim them later because the intention is for the place to...

    LMI and tax deductions

Hey all, Three questions. Firstly, I was wondering about LMI and tax. If I have to have LMI for an IP it will be added to the initial loan amount I assume. How do we claim a tax deduction for it? Is it calculatable each month, or is it just bundled into the loan amount and the interest...
