Buying a PPOR in a Trust

The reason why i dont think Part IVA applies are As long as your paying market rent, it would be no different than having a general IP in this structure. From an asset protection perspective, as long as your not a guarantor on the loan you have no family home to suit for The above...

Flaws in my argument- I haven't included stamp duty - Why - Situation will be the same regardless if purchased in your name or trust Land Tax - Holding a PPOR in a trust will result in land tax being payable where as outside the trust its exempt - True, but you may get an exemption on your...

Anyone rent their IP privately that's owned by their company or trust?

Also note guys, (assuming a family trust) that if you are making a loss in the trust, and your not flowing seperate income into the trust a taxable loss will build up in the trust. When you went to sell the property, the trust capital losses MAY apply to offset part of the gain (assuming its...

Interest on a Loan to a Trust

yep, agreed.... there would be no commercial reason for the person to lend the money so therefore no deduction for interest costs... it more comes down to is allowed to change a loan agreement without paying back the money and then re lending it (as its investments are illiquid)

Interest on a Loan to a Trust

Trust has the loan from a related party who which is currently charging interest. the related party has borrowed the money from a bank and is effectively the middle man (ie currently recieves interest and pays interest to the bank). Interest Rate Website - Historical??

Comparing it to the RBA data available, the nab rate is only off by max of 5-10 basis points, so it confirms that the rba data is pretty close to the money... Now all i need to do is some research as to when they started offering discounts off the standard variable mortgage rate (ie pro...

    Renting commercials

13% is only the tenant finding fee.... Id expect it to be much higher than resi as the leases are usually for a longer time. (ie 1 weeks rent is approx 4% of the lease which is for one year terms), if you have a 5 year term you would expect a higher amount... under Australian Accounting...

    Renting commercials
