    Block size/house plans?

I have my PPoR on a decent sized block (3500m2) with the house set at the back of the property. I'm thinking about subdividing to create 2 blocks at the front of the lot with the current house becoming a battleaxe setup. I'm thinking about putting the blocks into a trust setup (unsure what...

Really messy or just a bit messy?

Does it make it easier if the loan was never more than the cost of the property? All my private expenses were done after I'd paid off almost the entire loan. And the property didn't ever generate an income, I'm just doing the CGT stuff.

Really messy or just a bit messy?

We planned to build on it, but never did so didn't live there. It was never intended to be an IP but turned out that way due to the fact it can't be claimed as PPoR. I'm planning to go see a tax man, but was curious to see if anyone else had been in a similar scenario.

Really messy or just a bit messy?

I recently sold a property (in WA) that I purchased with the intent to build on as PPoR, but never happened. I built a shed and rainwater tank on it, then sold due to a change in circumstances. I had the property over 12months. While I had the property I was using the mortgage as a...

    Fibro Houses

I've been looking around a few country towns for possible IPs and have noticed a lot of those with good land content and reasonable rental returns (for cf +ve) are fibro houses. Are these a good investment, or would the maintenance of such a house be too much for someone starting out? Also...

    Whats happening in Perth.

dtraeger2k: Yeah it was a 3 bedroom apartment for $100/wk. A couple of friends were living there before I moved up, and it's the cheapest 3 bedroom I've seen. giraffe: The roads here are that bad noone would pay more then we already do (fuel tax, cost of repairs to suspension etc) to use...

    Green title and zoning

I'm just wondering what the difference between a normal title and a green title? I've seen a few for sale, but after a quick search online haven't found anything helpful. Also, are the zoning definitions aust wide or statewide? I'm trying to find out the difference between R30,R40 etc...

    Whats happening in Perth.

giraffe Expenses shouldn't be too bad. I lived with 2 people in Maylands (5k or less from the city) and paid $33/wk rent while i was at uni. A UBD would be a good idea showing the council boundaries as well as the suburbs. Finding out more about the proposed railway heading south (not...

    Why are you here?

No I wouldn't go for it at all. But I've heard many people say that all they need is one get-rich quick plan, and then they can start on doing it properly. If a get rich quick scheme worked, people wouldn't bother with the get rich slow plans would they :)

    Why are you here?

Well I dont even remember finding this forum, but I'm sure it happened a week or 2 ago. I'm here to learn as much as I can while I pay off as much bad debt as I can and get some equity. I'm 20 and in November I bought my townhouse in Girrawheen (northern suburb of Perth). I've wanted to...

    DIY Suoer Funds.....

I'm not sure of all the rules and regs concerning a SMSF, but could the fund possibly lend the money to your business at a rate of 2% or something? (I'm assuming you wont be relying on your super making a great deal of money, I know mine never has) That way its available for use by the...
