Nice pick up. When my cat pissed on the floor of my new car, it was giving me headaches every time I got in, the ammonia type stench was unbearable, especially on a hot day, the fumes were floating. Had to use some bicarb/peroxide/vinegar solution and that fixed it up good.

You'll have to throw away the mattress, as the mouldy stink spores will be entrapped within and attach to anybody who lays on it in future.

Wait til summer. All that built up stench will be unleashed amongst all the other poor students. You may need to install an industrial ventilation system at that stage.

Fully Lucky, how much rent you pulling from that place anyway? Is it doing well apart from the electrical and smell issues?

Think outside the box man. Buy all your student tenants some Snuggies, they will love you for it too.
