are there any benefits in approaching builders with a vacant land so they can advertise a h&l package. or would it just be faster if i sell/advertise it on its own.

does anyone know if those are JV ventures or do builders buy land themselves and sell as a whole package? i have seen ads where they list a suburb with a price for a complete h&L. has anyone ever done those with builders? if so, how is profit shared?
