H&L package ads by builders

does anyone know if those are JV ventures or do builders buy land themselves and sell as a whole package?

i have seen ads where they list a suburb with a price for a complete h&L.

has anyone ever done those with builders? if so, how is profit shared?
 
Generally they approach/are approached by land holders who leverage the builders to increase the potential to sell their blocks, and lead generation for the builders.
 
Generally the builder either buys the land wholesale from the developer so that they can onsell it with a house package. You will buy both house and land from them.

Sometimes they Builders don't buy the land but get like a commission from the developer for selling it and you will see a couple of builders advtersing a house and land for the same lot.
 
are there any benefits in approaching builders with a vacant land so they can advertise a h&l package.

or would it just be faster if i sell/advertise it on its own.

You can do both, so it would likely be of more benefit having the builders advertising boost your potential to sell the land.
