It was Rixter who first pointed me in the direction of PM Pro. Now, there's a guy who likes to keep things simple and to the point! You would be struggling to find anything more simple to use. Are you sure you're not just "thinking" it's harder than it really is? Bells and whistles? PM Pro...

Second vote for Property Manager Pro. It must be simple. I can use it :)
