Why it really is 'different here'

Hi Boz, I was actually referring to the fundamentals of the property market, in Australia, but to address each of your points... -stock market down 40% - good, drive investors away from the risky and volatile stock market into the stability and security of property. -resources down 40% -...

Why it really is 'different here'

No... the house price trend is likely to change only when the fundamentals change. For example, if we get very high unemployment, or very high interest rates, or population growth reverses, or we build too many houses, or credit dries up significantly. I don't think these events will occur next...

Why it really is 'different here'

I bought my PPOR in 2005, my first IP last year, and another IP this year. My previous posts on this forum make this very clear. However, I do believe that I am reasonably well researched on economics and property investment. Not that I'm claiming to be some sort of 'expert' or to know more than...

Why it really is 'different here'

Stop extrapolating current trends to infinity. Who said prices will continue to rise at the current rate forever? I think they can go up quite a bit higher during the next cycle. I am not in the business of extrapolating to infinity, so I suggest you try the same...

Why it really is 'different here'

A Ferrari is a luxury item. A home is a basic necessity. You can't really compare the two. I could just as easily say... 'Doesn't matter how many people in Punchbowl want a desirable luxury mansion....they won't be building many there soon.' Or... 'How many people in Punchbowl want a...

Desperate much? Care to argue the point instead of getting caught up in technicalities. You said price is a function of income. I suggested there are other factors to consider, not just income. Do you agree?

Why it really is 'different here'

I'd suggest house prices are a function of... 1) Disposable income 2) Tax breaks 3) Incentives (FHOG etc.) 4) Rental income 5) Interest rates 6) Credit availability 7) Investor vs. owner-occupier market participation 8) Supply vs. demand (this is the number one driver) Shadow.

Why it really is 'different here'

I think you've missed the point of this thread. Australia is not the USA. Or Japan. Or UK. Or Ireland. Or etc... We invest in Australian property.

Why it really is 'different here'

I believe another difference is that non-conforming loans in Australia (like subprime loans in the USA) have the following characteristics... 1. No deposit required (i.e. loans for 100% and 105%+ of property value). 2. No proof or statement of income required. 3. No LMI (Lenders Mortgage...

Why it really is 'different here'

http://www.prosolution.com.au/news/anz-property-report.pdf The October ANZ Property Outlook was released yesterday. It focuses on why Australia is different to the USA. Here are some of the key points... 1. Australia does not have a physical excess supply of housing. America does, because...
