    The $200k I was mentioning was for a larger villa, I thought we were talking triplex sites of 740m2 etc. For a 2x1 I think $140k-$160k would be ok for ballpark figures, subject to site classification/retaining/earthworks etc.

    Because if you are building single storey villas in Midland surely you will go for a 130m2-ish 3x2 if you are covering a full block? 70m2 villa is going to be 2x1 or 1x1. Most people build these in blocks of 6-12 in Midland.

    Yep I did quite a few of the low rise units in Midland. So you will need grid thickening under your slabs, trench mesh, rods in the brickwork. Then the actual siteworks they will strip about 600mm-800mm out of the entire site, dome it off, lay down poly plastic then bring in clean fill...

    Either way, rough breakdown. $350k purchase. $30k demo (prices going up and up). $480k build for 2 decent homes to turnkey with siteworks etc. Maybe $600k for 3 villas on a budget if you are lucky. Let's say $900k total to allow for those inherent issues that occur for 2 decent places...

    I agree on the R60 sentiment. At a minimum 3x2 triplex or 4x2 out the back of established will the best bet IMO for the young families targeting the area. Really crossing my fingers for Girrawheen to merge with Warwick High or vice versa. Will mean development on the old school grounds...

    Mmm rent maybe $400-$420? Still a low yield considering purchase price, and who knows how long you have to keep funding the gap until rezoning goes through... Houses in proposed R40/R60 don't come up for sale too often so I guess they are still in demand. Don't know if this sold or not...

    Definitely performing decently. Most sales for 3x1 seem to be over $450k if house on full block. Still no update on rezoning since engineers confirmed that upgrades to services were needed (duh). Fingers crossed it will happen in next 3 years.

    Yep probably should have specified. Plus Marangaroo address over Girrawheen. Pretty sure the Girrawheen ones have been selling for closer to $500k? Granted they are renovated, but retaining existing is irrelevant when you look at triplex potential.
