I was also going to bring up buying in the mid $200,000's price bracket, if I was looking to spend that much, I would rather buy this in Ingle Farm only 16km's from the CBD and advertised at $265,000-$275,000, get it surveyed and hopefully cut and retain

The development plan clearly shows the boundary + the 30 year plan shows what areas are defined as deferred urban.... Divine were buying up this land many years ago, even before the urban boundary was moved. They knew this was going to happen and hence are one of the most secure building...

Is it within 10 metres from the dwelling? If so I would get a surveyor out to give an actual measurement from the tree to the dwelling, then re approach the council to have it cut down.

These are the main concerns I would have. The agent will receive a copy of the EPA response when ordering the search documents, which should be available for you to request. The current owner may have already undertaken a contaminated site assessment and this information should be available...

I would be concerned about the EPA response, then the difficulties in converting a mechanic workshop to residential.

The SA government has abolished stamp duty for off the plan purchases in the Adelaide CBD until July 2014, then a concession of up to $15,000 until 2016. I believe this would prevent any real growth in the types of properties in your example until at least 2016 as the buyers who are entitled to...
