    Victoria now in recession

So do you think Melbourne prices go lower or higher from here Shadow? Do you think the nominal bottom is in for Melbourne? Do you have an opinion to share on the Victorian property market/state of it's economy or are you just here to provoke a reaction? :D

    Victoria now in recession

I'm not saying there aren't deals out there even in a falling market. As Shadow said 3 weeks ago when he was gloating about the 6% move, he won't say whether he thinks prices are going higher or lower from here: http://somersoft.com/forums/showpost.php?p=1005887&postcount=53 What does...

    Victoria now in recession

Congratulations to those who bought the bottom (to the day) and have now sold? Just highlights the ridiculous nature of watching a daily price tracker.

    Victoria now in recession

The wording from the RBA on that line was decidedly poor, but think it is pretty obvious they indicate lower Melbourne prices ahead. Even if it was 3 years, the fundamentals for Melbourne are as poor if not worse than they were at the peak, more supply, more stock on market, lowest yields of...

    Victoria now in recession

Melbourne peaked later than national median (around late 2010/early 2011 depending on the index followed) so still only 2-2.5 years since peak. Both Sydney and Perth went through 5-6 years price corrections/stagnations following similar booms to the one Melbourne saw over 2009/2010. Personally I...

    Victoria now in recession

Nothing moves up or down in a straight line (and IMO barring any government intervention Melbourne has further to fall). Cherry picking price movements over short time frames is just silly, unless you're trading those price moves.

    Victoria now in recession

So what? Are you suggesting that you perfectly timed a Melbourne purchase, buying at the bottom and now preparing to sell for a 6% profit? Or you think the Melbourne market is going higher (and if so how much/by when)? The fundamentals are not in Melbourne's favour and their deteriorating...

    Victoria now in recession

No answer turk? Despite the recent pickup in Melbourne prices, there is plenty to suggest that the Melbourne market remains weak and will turn back down. http://www.macrobusiness.com.au/2013/03/victorian-transfers-and-mortgages-contract/

Which of the second tier data improvements would you suggest is most important to the states mentioned by the OP (Vic, SA, ACT & Tas)?

    Victoria now in recession

Agreed, but I can't see a trend higher forming (in Melbourne). Looking at elevated stock on market, volume of sales, Victorian economy (e.g. recession), still state with worst yields, about only positive has been improvement in auction clearance rates. In my opinion the quarters growth was...

    Victoria now in recession

I would not be relying on growth over such a small period to indicate a trend, if you see RP Data's price charts they show volatile moves higher over a short period don't necessarily lead to a trend higher...

    Victoria now in recession

What makes you say Australia is in a depression? That's a pretty extreme view you have  Slow down, yes. On the way to national recession, quite possibly (as mining projects peak and decline, timing of which I could do with improvement on guesstimating ;)), but I wouldn't say an...

    Victoria now in recession

Fueled by Gov funded truckloads of cash for FHB's (also supplemented by cash handouts), probably not something that would be repeated to the same extent given focus on balancing the budget.

Talk to some economic slow down denialists (some on Somersoft too) and they would have you believe the Australian economy is ticking along nicely, how does that view account for half the countries states in recession? More like depression.
