Looking at RPData, the pics of the new house are dated April 2015. Beyond, there is only 1 pic of the front of the house (original house covered by a lot of trees) dated Nov 2004. So unless such a large house could be built within a space of Nov 2004 to April 2005, I would say its a knock...

Definitely agree with that point. The increase is significant. I did some quick calcs a while back and taking into account the lower interest rates, higher pay, etc, the shortfall a person needs to pay to maintain an IP isn't too different. But its the lack of sacrifices some people are...

What is insane is what people want when it comes to property - then choose to compare it to what their parents were able to afford, but often omitting certain variables. For example, parents had a 600sqm block near train line. They want a 600sqm block near a train line. However what they...

I would say that's the agent being sneaky. No different than those ad's that have "duplex site STCA" or "potential rent of" or "potential granny flat" written all over them. Most people on this site know agents are just full of it. Looking at Girraween High school website I doubt they would...

I generally find that those who buy are hoping to be in the catchment area. Once their kid is in, whether they remain in the catchment area isn't important.

What does the school factor have to do with this? Isn't Girraween a selective school, so residential address has zero impact.

Agent quoted around 8's which we all know is BS anyway. I figured it would sell around high 8's low 9'. So not well above what i thought, but well above what the agent said... but of course its "always hard to tell and there was unprecedented market demand". Then again it could be have been...

I was at an auction this morning in Canterbury. Agents were saying "around $800k" Quite a large turn out... around 50-60 people in the front yard in light rain. First bid was $870k by a buyers agent. Sold for over $1,001,000 Some one tried to snipe towards the end, but they didn't yell out and...
