New WA Residential Design Codes are out! (effective 2nd Aug)

I'd hate to say as it can vary a lot but if you allowed $5k then I think you'd be ok.

New WA Residential Design Codes are out! (effective 2nd Aug)

Hi rooky No worries - I was including all the head works etc in that amount so my total was 1.08m which is 60k more than your estimate. I think I paid more than $15k in head works (power , sewerage and water) but I can't confirm as I don't have my figures with me. Btw it's pretty hard to get a...

New WA Residential Design Codes are out! (effective 2nd Aug)

I have a triplex in Westminster which is 2 suburbs closer to the city and fairly similar demographic. I built to get the rental yield. Cost was 450k land ( and house which I rented out for a few yrs) and then built the triplexes in 2011/12 for $630k inc every single thing. They now rent for...

New WA Residential Design Codes are out! (effective 2nd Aug)

It's a very big "from" in this instance. Triplexes etc are more expensive to build as they generally aren't nice easy shapes so that they get more from the block - they have zero lot walls (build to boundary), more complicated roof lines etc. Then they need to be turnkey so you have painting...

New WA Residential Design Codes are out! (effective 2nd Aug)

I didn't see anything in the R codes about that - happy to be wrong though. Aged persons can have a plot ratio of 100m2 but that is referring to the size of the dwelling not the block. Single person dwellings are allowed to have 1/3rd less sized blocks. So R30 blocks are to be min 260 and avg...

New WA Residential Design Codes are out! (effective 2nd Aug)

Rod - why do you think so? I think I can (but I might be wrong) as it says Ancillary House associated with a single house and on the same lot where: i. the lot is not less than 450m2 in area; ii. there is a maximum plot ratio area of 70m2; iii. parking provided in accordance with...

New WA Residential Design Codes are out! (effective 2nd Aug)

Interpretation time peeps. Am I right that I could do a GF on half a duplex block if that block is more than 450? There are some older style duplexes in my area which are on 450-550sqm blocks - simple 2 x 1s of the 60/70s era which have quite a bit of land left over. Example...

New WA Residential Design Codes are out! (effective 2nd Aug)

Keep in mind that the front residence also has to have it's ammenities too - so make sure it's got a 24sqm courtyard that is not more than 2/3 covered - you might need to take down some pergola - and it needs it's own parking too. Aaron might need to set himself up designing GFs :) They are...

New WA Residential Design Codes are out! (effective 2nd Aug)

Yes pretty much. It doesn't have to be R20 but they would be most targeted as you can't subdivide traditionally. My interpretation is that you need to supply the GF with R20 code ammenities so one parking bay (or carport/garage) and a dedicated courtyard which is 24 sqm (min 4m depth). And...

New WA Residential Design Codes are out! (effective 2nd Aug)

I think she is asking if she can include the reserve/laneway that abuts her property into her total amount - under what Kent said it seemed like she could use 2m of the lane way/reserve

Very good point - that could be a huge winner for those on the cusp and needing easier justification.

New WA Residential Design Codes are out! (effective 2nd Aug)

In older suburbs they had a 'grandfather clause' where you could get away with 900sqm for a duplex block as the older R codes allowed it, then they increased it to 1000sqm The upside of these new R Codes is that you only need to carve off 350sqm if this is a R20 block - leaving you a...

New WA Residential Design Codes are out! (effective 2nd Aug)

I haven't run the numbers - only known the possibility since this evening. The local planning scheme takes precedence so it would need careful due diligence to come up with the answer. It is possible that it would be simpler and/or more profitable.

New WA Residential Design Codes are out! (effective 2nd Aug)

It has been in the pipeline for awhile - I've been checking for around 6mths since I knew they were working on them. I'm not high enough up the chain to see drafts and things so I was guessing the Ancillary provisions would be coming in but I had no idea about the reductions in minimum site...

New WA Residential Design Codes are out! (effective 2nd Aug)

Nope sorry :) You'll need to still meet the 450 average but with the 350 sqm minimum lot size you can vary the size of your lots if you wanted. But in your case I'd keep them as is around 500sqm each. The R20 changes are really good for people that want to build behind an existing house as...

New WA Residential Design Codes are out! (effective 2nd Aug)

It doesn't look like any changes to multi dwellings. The impact on Highgate is impressive - if I wasn't going to do a multidwelling I have a massive fall back plan. Subject to local DAP it is now a duplex block (2 street front green titles possible) with 70% site coverage and 1m setback.

They are good - ours end up more than yours in the lower density like R20 but it's good that it decreases for the higher density lots.

The big news I was waiting for ... Ancillary Dwellings (aka Granny Flats) 6.11.1 Ancillary accommodation 5.5.1. Amended Heading “Ancillary dwellings”. The provision is amended to remove the family member occupancy restriction and to increase the maximum plot ratio area from 60m2 to...
