50k for a 689.8sqm of land in Northern Sydney

My money is on the fact that the land is not 100% usable but more importantly zoning (particularly in Beecroft) will stop you from subdividing the land into smaller chunks.
 
That block in Beecroft has been listed for months now. Not the easiest development site, let alone for subdivision. The land is quite steep in parts as well, so a cheap construction will be out of the question.

Get familiar with the LEP to see what you can get away with.
