Accurate measure of borrowing capacity

I'd like to know if anyone can tell me precisely how you can measure your borrowing capacity ? I've found the usual calculators on the websites don't take into account tax deductions etc....and therefore don't assist.

Any brokers care to comment ? Thanks all.....

It is a black art, and depends on the phase of the moon, the alignment of the planets, etc etc
