adding value to this

Hi everyone

my first question is, i have bought a ip w a small unapproved rear extension

The main part of the house is fine and with a cosmetic reno will come up good, however this extension out the back is fairly worn and requires an bit more work.

purely for value add only- The valuer will not recognise the extension as part of the main dwelling so therefore any monies spent on renoing it for value add would be wasted? true or not?

surely if the area was freshly painted and tidy rather than run down this would help to have a positive affect on the overall properties value? so there fore some money should be spent on tiding it up?

what would you do? im keen to get this right so any feedback would be appreciated thanks :)

also, would painting the exterior of the house add value?
