Agent price quote

Just wondering how best to value your property for sale?

I've just had a local agent give me a price quote for my unit (he valued at $495-$500K) - with my own research, buying HPG's, looking at other similar properties and constantly looking on RE.comau - my figure comes more in at $515-520K).

Another agent has quoted me $550K :confused: - so what gives? How much do these people actually know and how much research do they do before giving you their thoughts on price?
 
You are really only talking a 5 - 10% variation. The guy at $550K is probably tring to buy your listing though ....and will then try to condition you down after the first week or 2 on the market.:(

The agents you have had come out, and any others, should be able to leave you with a CMA report that shows what comparable sales they are using to come up with their estimate. Just ask them for it. :)
