Approc $400k. What would you do?

Just got IP1 tenanted and ready for IP2.

Looking for:
- spend around $400k in Melbourne (because I'm not yet confident investing in cities I don't know).
- Capital growth. Long term hold.
- Cash flow neutral-ish would be good but not a necessity (I'm going on maternity leave next year hopefully but do have plenty of cash reserve).

Where would you buy and why? What data/stats should I check for each suburb?
 
I like your thinking. I'll do a bit of research. Out of intetest, how does one check where the government is putting infrastructure, jobs etc.
