Are Any Of These Expenses Tax-Deductible?

Hello,

Just getting my tax return ready for my Accountant; but personally I just wanted to know if any of the following expenses are tax-deductible: :confused:

Purchasing Costs
Solicitor’s Fee (incl. searches, etc)
Stamp Duty on property
Valuation Fee
Lender’s mortgage insurance premium
Dept. of Natural Resources - Registration Fees
Stamp Duty for Mortgage
ING Bank’s Solicitor’s Fees

According to the ATO Online Guide, it says that acquisition costs aren't however borrowing expenses are; now I'm confused? Anyone shed any light on this.:confused:
 
Focus, Danielsan (sorry, just priming my brain for tax stuff):p

I think they're saying acquisition costs are added to your cost base (which then increases so if you sell and there's been capital growth you pay less CGT)

eg Solicitors fees, Stamp duty on property, search fees

Borrowing expenses - Establishment costs ... (deductible over five years)
All costs associated with obtaining lending eg Stamp duty on mortgage, I'd also include lenders mortgage insurance & solicitors fees to this.

And now I back away from the topic ... insert disclaimer here.

I will say my accountant totally bolluxed up this calculation for my first place ... by the time I realised it though, it was more than five years ago ...
