Basic IP spreedsheet

I've put together a basic spreedsheet that will calculate the costs of purchasing and holding an IP. I've tryed to keep is somewhat simplistic so I can load it on my phone and crunch the numbers while on the go.

Note:
I think it is somewhat conservative.
It assumes 0% vacancy.
Does not factor in letting fees.
Does not factor it tax benifits.

It's basically designed to just give a general indication of whether the numbers work and whether the property is even worth looking into in further detail.

As an example I've populated it with detail of a property i'm looking at about 15-20 mins from Melbourne CBD. Please tell me what you think and let me know if there is something significant that I should add/remove/change keeping in mind all I'm trying to acheive with this is to just get a general idea of a properties potential as an IP.

Oh and anyone feel free to use/modify to suit their needs.

That's a handy little spredsheet. Most people on here would not be using the FHB grant on purchases, but that is an easy adjustment anyway.
