Biggera Waters v Runaway Bay

Hi

Can someone advise me - does a unit in Runaway Bay which is very close to the border with Biggera Waters have a lower price than one further north in Runaway Bay. ?

It almost seems that the units (for unknown reasons eg old stock/ demographics/ transport factors), are cheaper in Biggera Waters circa $260k, and this may have a negative effect on the units which are nearby and located in Runaway Bay.

Many thanks for any comments - all comments highly appreciated since I don't know the details of either area.

The suburbs there each have diff demographics to be aware of if you are thinking of buying and don't have a lot of experience or time there.
