Bridgewater, TAS

Hi all,
Does anyone have any comments or thoughts on investing in this area?
I get the impression that Bridgewater is an area that is just starting to lift from being a very low socioeconomic area - a good place for rental return and ?possible reasonable capital growth down the track.

I had a look at the area 2 years ago but the numbers didn't work (for me) due to the higher proportion of borrowing/buying costs and worries about getting 'good' tenants. Rents were good then tho and vacancies very low
