Is an office suite within a "business park" a good buy? This is located in West Gosford wherein Masters Hardware and Bunnings are both going up. It seems to be a happening precinct. Would you consider buying an empty space?

Just check out the business parks in Dural - high vacancies for extended periods, several mortgagee in possession sales etc.

Major tenants: Bunnings; Aust Post

Supporting/anchor tenants are only useful if they are complementary. Not many people go down to Bunnings and then pop into the doctor to get treatment for gout while they are out.

I would expect medical would go best where there are other medical services eg pathology, xray/imaging, specialists, within a close(ish) proximity.
