Call Option Deed

Hi Guys,

I noticed an ads inside the "Property Investor" magzine, it's about the "call option deed". I feel quite interested in it. Then I visit their website and read most of the comments that others gave. I'd like to know more about it, could the people who have attened their workshop share something here?

HI there - haven't been to any particular workshops but the following is relevant...

It may be a call option where the buyer has a right (but not the obligation) to buy the land from the seller, or a put option where the seller has a right (but not the obligation) to sell the land to the
buyer. So, in a call option the buyer has a choice whether to exercise the right and compel the seller to sell, or not. The reverse operates in a put option: the seller has a choice whether to exercise
the right and compel the buyer to buy, or not.

Call options over land are the more common. They are often used in development contracts where a developer is seeing if the Council will allow his development and the developer won't actually buy the land unless he knows that he will get approval for what he wants to do. I have seen a 'put' option in a contract by a seller who was an elderley chap and wanted to be able to push the sale along if he planned to leave his home (which was the subject of the development application) and move into a retirement villa. The developer then would have to make a choice if he was going to buy the land regardless.

I haven't actually seen any books that are land related but there are definately books that are share related to options - and as similar principles apply - why not try your local library and see what comes up.

The other option is to speak to your solicitor - because they are more likely to have information on how your can apply an option to your situation.
 
I have used a put/call option recently. I think it's more usual that is used than either a put or call option, though it was just a vanilla resi purchase that had to be pushed out to the next financial year.

The contract was very flexible, we cut out and pasted a few different clauses, so they seem very pliable depending on what you want to achieve.

I used a solicitor to help with the legals, so that we could just get a witness and sign, easy.. but cost $330.
 
There is a Qld company that specialises in this. Would be worth talking to them. They advertise in the Wealth Creation magazine and are called Science of Options in Real Estate. www.sop.com.au

I have only browsed their website, but haven't looked into it further at this stage.
 
I have attended a SOP seminar recently which I had to pay $47 for. Run by a very slick Indian guy who just wants you to spend $10K on his 2 day workshop. Something about it just didn't seem right.

I saw this ad. some time back, but there was no seminar in Melbourne at the time.

Went to 3 hour seminar and then 1 on 1 with Zaffar in Brisbane.
This stuff is amazing but still hard to get your head around.
I feel that its all legit but how do you really know? There are some very persusive con artists out there.This bloke seems to be doin it and cleaning up.Call option deeds are real and some of wealthiest people have used them time after time,eg.Alan Bond,Bill Gates,Packer etc etc.
Anybody that can shed more light on this topic would be muchly appreciated.

Well I was hoping someone like you would since you went to the seminar and actually met and spoke to this chap 1 on 1, but clearly that doesn't help?!
