Can you build a granny flat and consider that as a house?

Hi guys,

Ive got a corner block property which can be considered as dual occupancy and subdivided based on land size. However theres a 15m transmitting power line easement running at the back of the property. Im aware you cant build under the easement which leaves very oittle area to build on. Based on my calculations its around 60-70sqm of area. I found a builder that can build a two storey granny flat with over 120sqm internal. My question is, is it possible to subdivide the land if we consider this as the main residence. If not anyone got some good builders they can recommend building a house thats around 120 sqm?

If it's a granny flat as such it can go above 60sqm and it can't be sold off separately.

Before you start looking at builders I'd suggest talking with your local council to see if it could be built, and possibly with your local real estate agent to see if it could be sold- it sounds like a bit of a squeeze.
