CGT for OTP apartment

Hi All,

If a person purchased an OTP apartment and intended to live in it as the PPOR (upon settlement), but instead decided to resell it (because he found a better property) and made $100k on the upside, would CGT apply?

Yes.

CGT will apply unless an exemption applies. There is an exemption for main residences, in some situations, but if you haven't lived in it then it wouldn't be the main residence.

You would need to move into after it is finished and live there fore 3 months at least.
