Coburg North

Looking at a potential investment in area bordered by Sydney Road and Sussex Street, which I'm not really that familiar with. What are people's thoughts in terms of future growth potential? Judging from my drive around yesterday it seems like a bit of a sleepy suburb, doesn't have the same cultural influence as Coburg proper? Is Pascoe Vale seen as a more desirable suburb, being right next to one another?

If you do a search there have been quite a few threads on Coburg, Preston etc so you might find some insight there

South of Bell St is definitely preferred but Coburg North has had very god growth in the last 12 months.

Pascoe Vale is more expensive.

Areas like Maidstone, west Footscray and even ascot value are looking like growing areas.

I think I might leave this suburb alone for the time being, focus on south of Bell or inner-west.
